The market exists.
The proof makes the difference.
A focused study for Plan Logic: independent constructability review for owners and developers with documents approaching bidding, permitting or contracting.
Sell a completed, coordinated review service. Lead with experienced construction judgment and demonstrate the depth through sheet-referenced findings, decision owners, project exposure, editable logs and keyed drawing markups. Explain Plan Logic’s structured review framework supporting that service.
Independent review firms already promote cross-discipline review, biddability, buildability and report/markup packages. AI platforms also advertise gaps and drawing inconsistencies. “AI-powered” and “comprehensive” alone are weak differentiators. The defensible opportunity is to show exactly how Plan Logic reviews, verifies and hands off findings.
1. Competitive landscape
These are public service descriptions, not audited comparisons of actual review performance. Fees, turnaround and depth require proposals and comparable sample deliverables.
| Company / category | What its public offering emphasizes | Implication for Plan Logic |
|---|---|---|
| Constructability Review Group Direct independent-review competitor | Interdisciplinary coordination, biddability, buildability and specifications. Report, marked plans and post-review meeting. Reviews across design milestones and a final back-check. | The closest positioning overlap. A report and plan markups are category expectations; show a more specific review framework and finding anatomy. |
| ECS / DTR Consulting Services Technical consulting competitor | Full-discipline or focused peer reviews before design and bid documents are released. References, material compatibility, constructability, code and accessibility. | Technical depth is already offered. Make the practical owner decision and coordinated handoff easy to understand. |
| HDX Project Intelligence Construction advisory competitor | Document coordination, scope, procurement, schedule and potential field conflicts; a broader menu of bid and project-control advisory services. | Stay focused on the precontract document review. Avoid turning the first website into a menu of unrelated consulting services. |
| Firmus AI drawing-review alternative | AI review of PDF drawings for incomplete design, scope gaps, missing information and discrepancies. Iterative review and issue management. The current homepage identifies Firmus as part of Bluebeam. | Software-assisted gap detection is established. Explain the expert interpretation, verification and deliverable package that a client is purchasing. |
| Document Crunch Adjacent construction AI platform | Contract/specification risk intelligence, source citations, construction-specific playbooks and workflows for acting on findings. | Construction-specific AI and citations are also established messages. Show drawing-based coordination and the actual full-service handoff. |
| Buildots Adjacent website reference | Construction intelligence for progress, deviation and delay risks, with product imagery, role-specific solutions and customer stories. | Use it as a presentation reference, not a direct prebid document-review competitor. Borrow clarity and demonstration, not its performance claims. |
2. What is changing in the market
- Expert services and AI are converging. Firmus explicitly presents its technology as a complement to human expertise. Plan Logic can credibly sell the combination, but should not claim the combination is unique.
- Traceability is part of the pitch. Document Crunch stresses cited answers and a workflow for acting on risk. Plan Logic should make printed sheet references and cross-discipline evidence visible.
- The review is becoming an ongoing process. CRG describes milestone reviews and a final back-check; Firmus describes repeated uploads through design development. Offer the initial review and define any back-check in the proposal.
- Clients are buying risk decisions. The competitors describe RFIs, changes, delay exposure and scope clarity. Frame the output around decisions before commitment, without promising zero changes or guaranteed savings.
3. Modern website study
Public pages reveal messaging and content structure. They do not reveal qualified lead volumes, paid campaign performance, conversion rates or attribution. This study therefore identifies useful conversion hypotheses rather than declaring any design proven to attract more clients.
| Reference | Observed pattern | Applied to the first version |
|---|---|---|
| Document Crunch | Specific risk-led opening; source-grounded value proposition; product demonstrations; customer evidence; repeated next-step links. | Open with the owner’s precontract problem. Show an illustrative finding and the evidence chain. Avoid fabricated testimonials or savings. |
| Firmus | Clear preconstruction context; visual product examples; upload/analyze/act sequence; FAQs and demo requests. | Make the review tangible. Explain the process and common questions, with one consistent project-discussion action. |
| Buildots | Executive benefits, role-specific content, product imagery and customer case studies. | Speak primarily to owners and developers. Use a confident visual hierarchy and explain consequences in project terms. |
| Constructability Review Group | Explicit review areas, deliverables and design milestones, with an introductory-contact path. | Expose scope and handoff rather than relying on “comprehensive review.” Explain the best time to engage. |
4. Recommended position
Plan Logic provides full-service constructability review to help owners and developers identify and clarify document conflicts before bidding, permitting and contracting.
- Core promise: clearer documents and actionable decisions before scope and price are committed.
- Primary audience: owners, developers and owner representatives. General contractors and design teams remain relevant collaborators.
- Initial specialty: leverage Adel Suarez’s South Florida high-rise residential experience. Expand sector claims only when supported by real project work.
- Proof of depth: the structured review framework, examples of cross-discipline findings, printed sheet sources, decision owners and project exposure.
- Brand hierarchy: Plan Logic is the service brand; Plan Logic explains the review framework. This version does not imply a client-facing software product.
5. Service and commercial structure
Use a project-specific proposal for the complete review. Scope the document baseline, disciplines, supporting inputs, technical outputs, deliverables, review window, coordination support and any revision back-check. The studied public pages do not provide a comparable fee schedule sufficient to recommend a market price.
Pricing inputs should include sheet count, project area, building complexity, specification volume, number of disciplines, review deadline and revisions. Maintain clear boundaries for missing inputs and separately requested schedule/requisition reviews. Do not price solely per sheet without considering the coordination effort.
6. Launch priorities
- Prepare a permission-cleared sample. An anonymized real finding with marked drawings and its matching report/log entry will be stronger evidence than an invented savings percentage. The website currently uses a clearly labeled illustration.
- Confirm the offer. Finalize the proposal scope, commercial terms, turnaround method, revision allowances and contact destination.
- Replace hypotheses with evidence. With client permission, publish case studies showing a documented conflict, the clarification and the result. Distinguish estimated exposure from realized savings.
- Build qualified traffic. Start with targeted owner/developer outreach, referral relationships and useful content about prebid document coordination. A modern site supports conversion; it does not generate demand by itself.
- Measure before redesigning. Once public launch and an appropriate analytics approach are agreed, track visitor-to-inquiry conversion, qualified inquiry rate, proposal rate and signed engagements. Test the headline and inquiry friction using actual results.
7. First-version design choices
A white and charcoal editorial layout with saturated purple, strong typography and a report-like sample review panel. Visitors move from the precontract problem to review scope, the intelligence behind the method, deliverables, process, FAQs and project inquiry. The inquiry prepares an email draft; it does not upload drawings or send a message automatically.
This is a focused desk study of official websites accessed September 30–October 1, 2026. It is not a complete market census, traffic audit, trademark clearance or benchmark of review accuracy. Competitor performance statements remain their own claims. No evidence here establishes that Plan Logic is the deepest, first, only or most accurate provider.
